Why response time decides who wins the booking in the Algarve

Guests message three or four places at once. Whoever answers first, with a real answer, usually gets the booking. That is most of the game.

Someone sends you an enquiry. From that second you are on a clock, and it is shorter than most owners think. In a place like the Algarve, that guest is not sitting around waiting for you. They have messaged three or four other villas, and they will book with whoever gets back to them first with something useful.

The numbers are not kind

Sales people have measured this to death and it always says the same thing. Reply in the first five minutes and you are about 21 times more likely to qualify the lead than if you wait half an hour. Let an hour slip by and your chances of even reaching them fall off a cliff. Roughly half of buyers just go with whoever answered first. None of that is our data, but you already know it is true from any busy weekend.

It is not that you do not care

You are cleaning a villa, you are out on the boat, you have a guest standing in front of you. The message waits until the evening, and by then it is dead. That is not a work-ethic problem. One person cannot sit on every channel at every hour, and enquiries do not pick convenient moments to arrive.

What actually helps

  • A real first reply in seconds: is it free, what does it cost, what happens next. Not "we will get back to you".
  • Cover for nights and weekends, which is when half the holiday enquiries land.
  • A quick nudge if they go quiet, so a maybe does not quietly turn into a no.

None of this is about replacing you. It is about not letting the enquiry you already paid for, through your listing, your ads, your reputation, go cold while you are busy. That is the cheapest booking you will ever make.
